Here’s what you need to know: Summer in Las Vegas is characterized by extreme heat, abundant sunshine, and dry conditions. The city experiences some of the highest temperatures in the United States, with daytime highs often exceeding 100°F (38°C), especially during July and August. Over the last few years, we’ve seen two or three-week stretches where the temps were 100 degrees or higher. 

But at least it’s not humid, right? 

Right. Humidity levels are typically low, contributing to the well-known arid desert climate. While the lack of humidity may make the heat more bearable for some, it also increases the risk of dehydration and sun exposure-related issues.

Here’s what we like to focus on:

  • Optimize Your HVAC System

Air conditioning is non-negotiable during a Las Vegas summer. Ensure your tenants stay comfortable by scheduling a professional HVAC inspection to clean and fine-tune the system. It’s very important to change the air filters. This will ensure efficient airflow and reduce strain on the unit. If air filter changes are a tenant responsibility, follow up to make sure they’re being replaced when they should be. This is also the time to remind tenants to report any unusual noises or cooling issues immediately. For example, does the thermostat need new batteries?

  • Inspect and Repair Outdoor Irrigation Systems

Water is precious in Nevada, and luckily our local governments and agencies are doing a good job of conserving it. The desert climate demands proper irrigation to maintain landscaping and avoid water penalties. Your tasks include checking sprinkler heads for damage or clogs. Inspect for rust and any additional problems. It’s also important to ensure there are no leaks or water wastage in the irrigation lines. You don’t want to face a flood or an extremely high water bill.

Adjusting timers to comply with local water restrictions is another summer maintenance checklist item. You need to know what’s permitted. This is always subject to change, but recent restrictions in the summer have included a prohibition on watering from 11 AM–7 PM from May 1–August 31.

Always be looking for leaks. This is especially important in the summer because the heat can impact your plumbing. To avoid any interruptions, inspect pipes for leaks or corrosion. Ensure water heaters are functioning correctly and set to safe temperatures. Advise tenants to report dripping faucets or slow drains.

  • Check Pool Maintenance (If Applicable)

Pools are a popular amenity in Las Vegas rental homes. For properties with pools, keeping them in optimal condition is a must. Test water quality and balance chemicals. Clean the pool and remove debris regularly. Inspect pool equipment, such as filters and pumps, for any issues.
