Incompetent Management and Questionable Ethics My experience with this company was defined by mismanagement, poor communication, and deeply concerning business practices. First and foremost, their property management was completely incompetent. Serious repair issues were repeatedly ignored or handled improperly. The “maintenance” vendors we were required to use never actually fixed the underlying problems—they simply applied temporary patches that failed again and again. As a result, nearly half of my downstairs was unusable for close to four months while they delayed meaningful action. I was repeatedly told they were “unable to reach the property owner” for approvals, which raises major concerns about their ability to manage properties at all. Communication was consistently unprofessional and ineffective. The office staff was dismissive and difficult to deal with. On one occasion, when I requested to speak directly with Elizabeth because I was getting nowhere trying to resolve urgent repair matters, I was laughed at because I was “not the homeowner.” Despite multiple emails and calls regarding time-sensitive issues, responses were delayed or nonexistent. Their lack of basic organization was also apparent. They placed a lockbox on my door for a maintenance visit—at my request—yet failed to put a key inside. I contacted them beforehand to confirm the key would be available and received no response. As a result, I had to leave work unexpectedly to allow the vendor entry, losing half a day’s pay because of their carelessness. The billing practices were equally troubling. After multiple failed repair attempts for the same unresolved issue, they attempted to charge me repeatedly. When I disputed the charges, I was told they couldn’t remove them immediately but would issue a refund the following month. That refund never came, despite repeated follow-ups. The move-out charges were even more alarming. We were charged a cleaning fee despite providing a receipt for a professional cleaning service, as required by the lease agreement, and leaving the home in spotless condition. The invoice they provided appeared fabricated, complete with typos in the company name. Upon further investigation, the “cleaning company” invoice had been created by another realtor—not an actual cleaning service. Additionally, we were charged for tree services at move-out, even though the company themselves had paid for similar tree services during our tenancy, and for several items clearly attributable to normal wear and tear after seven years of occupancy. Some of the alleged “damages” involved areas we had never even used. When I requested detailed clarification, I was told they would “look into it.” No real answers were ever provided. Instead, after attempting to charge nearly $940 beyond my security deposit, they offered a token $200 refund. Exhausted from months of disputing questionable charges and empty promises, I ultimately accepted it just to move on. Based on my experience, this company demonstrates poor management skills, an inability—or unwillingness—to communicate effectively, and business practices that raise serious ethical concerns. I would strongly caution anyone considering renting or working with them to proceed with extreme care.
I have absolutely no problems with renting from New West Property Management. I have been with them for several years and they have always taken care of things promptly and are quick.

Transactions are smooth through the Tenant Portal. The staff are friendly and helpful whenever there is an issue. They get right to a resolution when an issue comes up. I have no complaints about the service.
